Commercial Real Estate Example
We recently bound a large Pollution Liability portfolio policy for
a publicly- traded REIT that specializes in buying and leasing shopping
centers. Although the REIT had been using environmental insurance
as part of its more recent transactions, there were over 200 properties
that had been acquired through earlier transactions that had no environmental
insurance protection. JCH negotiated specialized manuscript endorsements
that give greater benefit to the insured, like the ability to automatically
add newly acquired properties; to sell off a piece of the policy along
with the sale of insured properties; and broadening the definition
of "Insured" so as to cover the full spectrum of investment
and ownership options that the insured may enter into.
